In Station Street, on the edge of North Laine

Outline plans were revealed in June 2015 by ‘Study Group’ (see below) for the redevelopment of land at the junction of Station Street/Blackman Street with Cheapside. This site, abutting North Laine, has been fenced off, with a series of colourful murals, for ten years and has been used as a temporary car park.

Exhibition held at Bellerby's College

An exhibition was held for two days at Bellerby’s College, setting out Study Group’s proposals for Station Street. Study Group has been working with development partner, Gilltown, and Aros Architects to bring forward proposals for a new building. Following the exhibition and receipt of comments, Study Group is in the process of submitting a planning application to the Council.

Of interest to North Laine residents

Although not in the North Laine Conservation Area, this proposed development should be of interest to North Laine residents as it is a major site on the edge of North Laine.

Study Group at Bellerbys College

In Brighton Study Group runs Bellerbys College, in Voyager House, Billinton Way, in the New England Quarter. It is an international boarding school and embassy and is Study Group’s UK and European Headquarters.

Space needed to accommodate growth

The business has grown steadily over the last few years and it now needs new space to accommodate this growth. Due to the age of the pupils, many of whom are under the age of 18, Study Group are looking to have a new building in close proximity to existing facilities at Voyager House.

The aim is to have a new building to accommodate pupils from a diverse international group, where they will live and study together.

The proposals

The proposals are for a new building that would form an extension to Study Group’s existing facilities at Voyager House. The building would provide new office accommodation for Study Group, additional learning space and residences for pupils. The building would be part nine storeys, part eight and part seven storeys with a basement. It would include:

• Three floors of office accommodation, with flexibility for one floor to be used as teaching space

• 148 single en suite rooms

• 10 common rooms

• Four wardens’ flats

• Ground floor refectory

• Laundry facilities

• A medical bay

Transport and access

Pedestrian access to the building would be via a main entrance on Cheapside at its junction with Blackman Street. Extensive cycle storage for pupils would be provided within the basement of the building. Cycle parking to serve the office accommodation would be provided to the south of the building.

The development would be car free as the majority of pupils are under 18, although two spaces would be provided for disabled building users. Servicing would be undertaken from Station Street.

Energy and sustainability

The design and construction of the development would be considerate of the principles of sustainability, with the completed development set to achieve a BREEAM “Excellent” rating. • The use of materials with an inherently low environmental impact.

Proposed next steps

Subject to planning consent, the aim would be to start construction work towards the end of 2015 with completion provisionally set at September 2017.
